The C12 maintained by Kent Council is a rural Class III road roughly heading in a north-south direction.
The C12 starts at a TOTSO junction with the C3 between the villages of Cobham and Cuxton before heading south through the hamlet of Luddesdown. Towards the south of the hamlet the road makes a sharp western turn before making another south turn at a TOTSO with the C13. Continuing south through farmland and wooded areas, the road bends towards the west as it enters Vigo Village. Heading around the north of the village, the C12 ends at a junction with the A227.
