The B823 is a short link road through the northern suburbs of Stirling, linking the A9 to itself. It starts at traffic lights on the A9 immediately to the north of Stirling Bridges over the River Forth, and the city centre. For generations, Stirling Bridge was the lowest fixed crossing point of the river, making it a very important crossing. The road then heads north along Cornton Road, curving westwards and running alongside the river for a short distance before bearing right to go through the suburb of Cornton. The sweeping bend followed here is a modern realignment; the road formerly followed a wiggly line along the edge of the housing, albeit before the housing was built. Beyond Westhaugh Roundabout lies another realignment with a mini roundabout, the road formerly turning sharp right when it met Easter Cornton Road.
After passing Cornton Vale prison the road goes over the Stirling to Perth railway line at a level crossing to enter Bridge of Allan, once a separate town and popular holiday resort, but now a gentrified northern suburb to Stirling. The B823 continues along Cornton Road through the town. The road's original route was then to TOTSO left along Allanvale Road and onto Union Street, which reaches the A9 at a mini-roundabout. Some maps still show the road as following this route. However, because of the TOTSO and the fact that Union Street is now one-way into town, other maps show the road continuing ahead from Cornton Road into the two-way Fountain Road, around the rounbabout with the elegant fountain in its centre and on to end at a T-junction on the A9.
The only signage for the B823 is at the Stirling end of the route, and at Westhaugh Roundabout.
