The B12 forms a shortcut between Laxey and the A18, Mountain Road, although not many people are likely to need to use it!

The route starts at the Creg-ny-Baa Hotel, where the A18 sweeps around a right angled bend as it descends the mountain road, and the B12 forks off to the left of the hotel. It climbs a little to start with, as it winds across the hillside through fields, with fine views out across the island to the sea beyond. It reaches a summit of 261m above the forestry plantation and then heads quite steeply down hill. Just below the trees, the road swings around a right hand horseshoe bend, but this is the B20, with the B12 continuing ahead at an unlikely TOTSO. As the road continues to descend, the upper reaches of Glen Roy open out to the left, with a left turn navigating its twisty way around the steep hillside to also reach Laxey.
The B12, meanwhile, drops down two short straights to another sharp right hand bend, passing the first house since the hotel on the way. This time, however, the route does turn with the road; the minor road ahead taking a steeper and more tortuous route into Laxey. After some zig-zag bends through fields, the route straightens up a little, before another twisty section around the churchyard. Now following Church Road, the B12 drops the last few metres into the village, where it reaches another TOTSO. Turning right here continues along Church Road to meet the A2 at a sharp south facing fork on the edge of Laxey.
